Closing Checklist
There’s
a lot to do between the day buyer and seller agree on price and terms
and the day of closing. Your REALTOR®’s job is to keep you on track;
however, I find that most people like to follow along as things are
completed. Here is a basic closing checklist for your reference.

- ___ Effective Date This is the day the contract was ratified… in writing. We will send you a copy of the contract for your records.
- ___ Turn in earnest money Drop off your check or wire funds to the attorney.
- ___ Apply for your loan. Make an appointment with your lender to complete your loan application. Your lender may collect payment for your appraisal at this time. Your lender will schedule the appraisal.
- ___ Shop for homeowner’s insurance. Refer to the Resources page for a list of names and numbers to get you started. Share your insurance contact and policy info with your lender.
- ___ Schedule home inspection. We will coordinate this for you. Refer to the Resources page for a list of names and numbers to get you started.
- ___ Send repair request to seller. We will prepare a repair addendum for your signature once you’ve reviewed the inspection report.
- ___ Make arrangements for a moving truck, storage, temporary housing, boxes, etc. Refer to the Resources page for a list of names and numbers to get you started. Begin packing.
- ___ Schedule CL-100. This is the termite inspection. We will coordinate this for you. Refer to the Resources page for a list of names and numbers to get you started.
- ___ Address concerns on the CL-100. We will coordinate this for you.
- ___ Review appraisal with the lender. Address any concerns with the seller.
- ___ Notify utility companies to change over or turn on water, power, cable, and phone services. Change address with post office.
- ___ Schedule final walk-thru. We will coordinate this for you.
- ___ Prepare for closing day. Review the HUD-1 statement with your Realtor prior to meeting with the attorney so you can get a certified check or schedule the wire transfer for the amount you need to bring to the closing table.
- ___ File the 4% tax form to get the reduced tax rate on your owner-occupied property.
